Nickel Plate District Redevelopment
There was a time when Fishers was a community of only 800, and nearly the entire community was housed in the Nickel Plate District—the area historically known as Fishers’ downtown. As a growing community of almost 90,000 people, the Nickel Plate District is transforming into a destination that Fishers residents can go to live, work, shop and dine.

While creating a sense of place for the Fishers’ community is important, the Nickel Plate District is also an engine for economic development and is vital to Fishers long-term sustainability. The Nickel Plate District redevelopment is a catalyst for drawing innovative businesses and attracting creative, entrepreneurial talent resulting in market-driven job creation for Fishers.

Downtown Master Plan
The Downtown 2030 Master plan was developed using the guidelines set forth in the 2011 Town Center Plan and the input received throughout the public process. This Master Plan offers a conceptual view of how the Nickel Plate District could develop according to the ideas of this plan, and can be found in Section 9 (page 77) of the Nickel Plate District Code.

Nickel Plate District Code
The Nickel Plate District Code is a new set of development regulations intended to replace the regulations previously in place with ones that will foster the higher intensity, more compact development envisioned by the Downtown Master Plan. The current development regulations do not contemplate the needs of large, downtown buildings, parking structures, and related streetscape. The Nickel Plate District Code is a unique response to the needs of this District.

Nickel Plate Review Committee
The Nickel Plate Review Committee was established by the Town Council when the Nickel Plate District Code was adopted. The committee is tasked with reviewing development proposals within the Nickel Plate District.
